Eagan's Median Price Jumped. Here's What Price Per Square Foot and a Builder's Price Cuts Say Instead.

At 3487 Trails End Circle in southeast Eagan, a three-bedroom Taylor-plan townhome with a walkout and 1,870 square feet is listed as move-in ready for $419,990. On Lennar's listing for it, the line under the price reads "$42K price cut."

That listing was live as of October 12, 2026. A month earlier, the Minneapolis Area REALTORS August 2026 market update for Eagan showed the city's median sale price up 10.7% year over year to $415,000. Both numbers are accurate. Only one of them describes what a buyer at that price is choosing between this fall.

Our thesis is that Eagan's headline price gain outran every steadier measure of value in the same report. Meanwhile, the newest supply in Eagan's median price band is getting cheaper through builder price cuts, with builder-paid rate promotions running on select homes across the metro. A resale seller at $415,000 is competing with that inventory, not with last summer's comps.

Eagan's August report has a calmer number than the median

The same one-page MAAR report that produced the 10.7% figure has several other lines on it, and they tell a calmer story.

The median measures the price of the home in the middle of whatever sold that month. Price per square foot gets closer to a like-for-like comparison. In August 2026, the median rose more than three times as fast as price per square foot. The report doesn't break down what sold, but a gap that wide is consistent with a different mix of homes closing in August 2026 than in August 2025, rather than the same homes getting 10.7% pricier. Over the full 12 months through August, the median rose 1.3% and price per square foot rose 2.1%. Over that longer window, with 781 sales instead of 81, the two measures roughly agree.

The report flags the issue itself in a footnote: "Activity for one month can sometimes look extreme due to small sample size." The same footnote says the price figures do not account for seller concessions. That second caveat matters later in this post, because concessions are where the fall market is moving.

For comparison, the 16-county Twin Cities region posted a 1.3% median gain to $405,000 in August 2026, with 45 days on market and 3.0 months of supply. Eagan's 32 days on market and 2.4 months of supply that month show a city that is still tighter than the region. They don't show a city where prices suddenly jumped by double digits.

The county assessor reached the same conclusion from a different direction

Dakota County values every property each year, sold or not, so its numbers aren't affected by which homes happened to close in a given month. In the county's market value reports, the valuation maps for 2025 to 2026 show Eagan's median estimated value moving -0.3% for residential properties, -0.9% for townhomes and -2.6% for condominiums. The county's homestead summary for taxes payable 2027 puts Eagan's median homestead value at $406,200, up 0.37% from $404,700.

Those are assessment estimates, not sale prices, and the two county outputs measure slightly different groups of properties. Still, both point to flat values, with townhomes and condos a little softer than detached homes. That pattern matches the region: MAAR's August 2026 Housing Supply Overview showed rolling 12-month median prices up 1.2% for detached homes, down 0.9% for townhomes and down 1.5% for condos across the Twin Cities.

What's actually for sale at Eagan's median price

The townhome segment is exactly where new construction is landing in Eagan. Trails End Commons is Lennar's 104-unit townhome project on 22 acres at the southeast corner of Yankee Doodle Road and Elrene Road. The City of Eagan's development roundup lists it as under construction. As of October 12, 2026, Lennar showed the community actively selling with a price range of $411,990 to $523,985. Its four plans all have three bedrooms and range from 1,714 to 1,870 square feet.

Here are the specific homes Lennar showed that day:

  • 3493 Trails End Circle, Richmond plan, 1,714 sq. ft.: $411,990 after a $43,000 price cut. Labeled move-in ready, with an estimated completion date of Oct. 22, 2026.
  • 3487 Trails End Circle, Taylor plan, 1,870 sq. ft.: $419,990 after a $42,000 price cut. Move-in ready.
  • 3483 Trails End Circle, Taylor plan, 1,870 sq. ft.: $419,990 after a $44,000 price cut. Move-in ready.
  • 3522 Trails End Circle, St Clair plan, 1,780 sq. ft.: $450,690. Under construction, estimated completion Feb. 9, 2027.
  • 3524 Trails End Circle, Raleigh plan, 1,722 sq. ft.: $451,290. Under construction, estimated completion March 5, 2027.

Lennar lists approximate HOA fees of $290 and doesn't state the billing period.

The three homes labeled move-in ready sit within a few thousand dollars of Eagan's $415,000 August median. Their cuts of $42,000 to $44,000 come to roughly a tenth of the asking price. Those homes carry the cuts, while the homes with 2027 completion dates are priced about $30,000 higher. That pattern fits a builder trying to clear near-complete inventory before winter.

The rate is a bigger lever than the price

Lennar is also running a promotion: a 5.99% conventional fixed rate, 6.224% APR, on select new homes in the greater Minneapolis area. Buyers must sign a purchase agreement between Oct. 12 and Oct. 18, 2026, close by Nov. 30, 2026, and finance through Lennar Mortgage. The APR is reached through discount points paid by Lennar. The fine print requires at least 10% down and a minimum 740 credit score, says funds are limited, and says the offer can't be combined with other promotions. It also states that buyers aren't required to use Lennar Mortgage to buy a home. Lennar doesn't say which specific homes qualify.

For comparison, the Minnesota Star Tribune reported on Oct. 12, 2026 that Freddie Mac's average 30-year fixed rate reached 7.4% for the week ending Oct. 8, more than a full point above a year earlier. The same article cites the rule of thumb that each full percentage point of rate erodes buying power by about 10%. Whether or not a given Trails End home qualifies, a builder that can cut prices and also buy down rates on select homes has two pricing tools, and a promotional rate about 1.4 points below the market average is one a resale seller can't easily match. Resale sellers can offer concessions or pay for a rate buydown, but that money comes out of their own net proceeds. Because MAAR's price figures exclude concessions, none of that shows up in the median.

The buyers pulling back most are the ones shopping this price band. In that Star Tribune report, metro showings fell nearly 18% year over year for the week ending Oct. 4, 2026. The $300,000 to $399,000 range, normally the largest share of showings, was among the steepest declines. Builder promotions and loan terms change week to week and depend on the individual buyer, so this section is general information and not financial advice. Confirm the details with a lender and the builder before acting on them.

Supply is building behind it

The most recent county-level data shows more competition coming. Minnesota Realtors' September 2026 Dakota County update recorded new listings up 15.0% to 882, pending sales down 4.6%, and months of supply up 21.4% to 3.4. The county median rose 4.5% to $413,000. Across the 16-county region in September 2026, pending sales fell 11.6% while new listings rose 3.1%. No September report for Eagan itself had been published as of this writing.

Eagan's own pipeline adds more product in this segment over time:

  1. Parkside, a 24-lot single-family development south of Dodd Road near Lebanon Hills Regional Park. As of the city's July 2026 update, some homes were built and lots were still available.
  2. Metcalf Park, on the 35-acre former Metcalf Middle School site southwest of Cedar Avenue and Diffley Road. It's planned for 97 townhomes, 42 twin homes, 66 senior co-op units and 245 apartments. The city's July 2026 page lists final approval as pending. Finance & Commerce reported in May 2025 that Pulte was master developer and described a council approval, so the two sources differ on approval status.
  3. The former Delta data-center site, where the Dakota County CDA reports finishing remediation and demolition and hiring WSB for master-site planning in summer 2026. Its update does not include a unit count or schedule. An earlier concept of roughly 1,000 homes, reported by KSTP in October 2025, hasn't been confirmed since.

Between Trails End, Metcalf Park and whatever the Delta site becomes, Eagan's townhome and attached-home segment, where county values are already softest, has more new competition in the pipeline.

How this plays out at the negotiating table

For a seller with a three-bedroom Eagan townhome or a modest detached home near $415,000, the comps that matter this fall include the move-in-ready Trails End units, and their real cost to a buyer is the price after the cut plus whatever financing comes with it. A listing priced off the August median, without that context, starts above where the closest new competition is actually trading.

For a buyer, that same competition works as leverage. When a builder a few miles away is cutting more than $40,000 and advertising rate buydowns on select metro homes, a resale seller has a reason to talk about concessions. Since the median doesn't count concessions, the price a buyer actually pays can be lower than any headline figure suggests.

FAQ

Did Eagan home prices go up 10.7% in 2026?

The August 2026 median rose 10.7%, but price per square foot rose 2.9% that month and the rolling 12-month median rose 1.3%. The report itself cautions that one month can look extreme because of small sample sizes, and August had 81 closings.

Is there September 2026 data for Eagan specifically?

Not as of Oct. 12, 2026. The latest Eagan city report covers August and was current as of Sept. 8, 2026. Dakota County and regional September reports are available.

Do Trails End Commons prices include the HOA?

Lennar lists approximate HOA fees of $290 separately from the home price and doesn't state the billing period, so check that figure directly with the builder.
